Abu Dhabi Announces Temporary Rent Freeze for Residential, Commercial, and Industrial Properties

Abu Dhabi: The emirate has announced a temporary freeze on rent increases across residential, commercial, and industrial properties. This is expected to bring relief to tenants amid ongoing regional uncertainties.

The Abu Dhabi Real Estate Centre (ADREC) confirmed that all lease renewals will now be processed with a 0% rent increase. The decision takes immediate effect and will remain in force until further notice.

The move is expected to benefit thousands of residents and businesses, as it will ensure greater stability in rental costs and prevent sudden increases in housing and operational expenses.

No Rent Hikes on Lease Renewals

Under the temporary measure, landlords will not be allowed to increase rents when renewing tenancy contracts. This applies to all residential, commercial, and industrial properties across the emirate.

The new rule temporarily replaces the previous framework that generally allowed landlords to increase rents by up to 5% upon renewal. For tenants, this means rental costs will remain unchanged when renewing their existing contracts during the freeze period.

New Tenants Also Protected

One of the most significant aspects of the decision is that it extends beyond lease renewals. As per the ADREC, if a property was previously rented, the rent offered to a new tenant must match the amount recorded in the last registered tenancy contract. Landlords will not be permitted to re-list a previously occupied unit at a higher rental value during the freeze period.

Relief for Residents and Businesses

The rent freeze is expected to provide financial relief to residents facing rising living costs. It’s also expected to help businesses in Abu Dhabi manage their operating expenses more effectively.

Commercial establishments and industrial operators, in particular, stand to benefit from greater cost predictability at a time when many companies are focusing on business continuity and long-term planning.

Final Thoughts

While the rent freeze has taken effect immediately, authorities have not announced an end date for the measure. ADREC has stated that the decision will remain in place until further notice.

For now, both tenants and landlords are advised to review their tenancy agreements and stay updated on any additional announcements from Abu Dhabi's real estate authorities. The decision marks one of the most significant rental market interventions in Abu Dhabi in recent years. It is expected to have a broad impact on the emirate's residential and commercial property sectors.
